Under the Fire Safety (England) Regulations 2022, responsible persons for multi-occupied residential buildings with a top storey more than 11 metres above ground level must check communal fire doors at least every three months and use best endeavours to check flat entrance fire doors at least every 12 months.
These are checking intervals, not automatic professional maintenance intervals. The Regulatory Reform (Fire Safety) Order 2005 also establishes relevant fire-risk assessment and maintenance duties. Appropriate remedial action depends on identified defects, building risk and the applicable technical requirements.
This summary concerns England and is general information, not a building-specific legal assessment. No BM TRADA Q-Mark or FIRAS certification is claimed by this website.
